THE IDEAL BASE FOR YOUR GROUP ACCOMMODATION & EVENT IN SHETLAND.
Surrounded by farmland and rolling hills, a small dense wooded forest and a shallow inlet from the sea, Voxter House is an ideal spot for exploring the Shetland environment and for many outdoor activities.
Voxter Outdoor Centre was bequeathed to the Shetland people by it's last owner, Robbie Hughson. It had spent most of its life as a Church of Scotland Manse and glebe. It is now run by a small committee of dedicated volunteers. Their objective is to preserve this valuable community asset, and ensure locals and visitors can make the most of its potential as a base for exploring the natural surroundings and making the most of Shetland's culture and heritage.
This old Manse is nestled in the valley at Voxter, just to the North of Brae in Shetland, and has its own grounds.

Voxter Outdoor Centre can accommodate up to 24 guests in bunk beds located in the first-floor bedrooms.
The centre includes two 6-bed dormitories, one 8-bed dormitory, and two 2-bed rooms with en-suite showers and toilets.
Each bunk bed comes with a mattress protector and bed sheet.
In addition to the en-suite facilities, there are 2 toilets upstairs and additional toilets and showers, including an accessible toilet, on the ground floor.
A bedding pack is available for hire at £20 per person per visit, which includes a duvet with cover, pillow with protector and cover, and a bath towel.
There is a fully equipped kitchen. Adjacent to this is the dining room. This can double up as classroom or crafting area. There is a comfortable lounge which can also be used for indoor activities.
The conservatory room can be used for messier activities, washing, drying and as a bootroom.
The BBQ is great for feeding groups.
Hire of the centre gives you access to the walled garden and the grassed area adjacent to the centre. The wooded area is accessible at all times.
There is a small car park to the rear of the centre.
Extra guests can camp on the grounds , at additional cost, as part of the venue hire.

Please read our Terms and Conditions which are on this website. Your booking will be confirmed once we receive your booking form and deposit.
2025 Prices.
Minimum Centre hire is £200 per night. During Peak season, 1st April to 31st August, there is a 3-night minimum stay (£600 minimum). This covers up to 10 guests staying in the Centre. Additional guests may stay in the Centre, up to a total of 24 guests, at a charge of £20 per person per night. There may be possibilities for shorter bookings at the discretion of the Committee.
Off Peak, there is no minimum stay requirement. Contact us for longer stay and low season rates.
Day hires, shorter stays, and reduced pricing is available for local schools and youth groups, at the discretion of the Committee.
Security Damage Deposit
We respectfully ask that all groups leave the premises clean and tidy.
Due to a few groups not respecting the building, and leaving it in an unacceptable condition, we have, with much regret, decided that we need to charge a
cleaning/ damages deposit of £200.
This deposit will be payable with your final balance, then immediately refunded to your original form of payment, if everything is in good order after your visit.
Camping
There is space in the grounds for camping. Tents and campervans are only accepted when booked in conjunction with the hire of the whole venue.
Tents are charged at £12 per tent per night. Campervans are £15 per night.
At present, we have no hook-up power points for Campervans.

REFURBISHMENT FUND RAISING
So many of you have benefitted from what this amazing building has to offer.
Now we ask you to give something back, so future generations can have the same opportunities.
Our building is tired and in need of TLC so we need funding and volunteers to help us get back on our feet.
We have a BIG target of £60k and lots of jobs, big and small.

These two Important major projects are on our radar once we have funds, plus appropriate planning permissions:
1/ Replace the old single glazed sash windows with double glazed sash windows to improve energy efficiency
2/ Rebuild part of the ground floor to add an accessible bedroom and improve venue access, making our centre available to all.

PRIVACY,TERMS & CONDITIONS
Voxter Conditions of Hire 2025 1. Booking •Bookings are confirmed only when the form and non-refundable deposit of £40 a night is received, and confirmation is sent by email. •Minimum stay: 3 nights during peak season (April–September). Off-peak or shorter stays may be approved at the Committee’s discretion. •Rates: £20 per person per night. Minimum booking is £200 which covers 10 guests •Numbers: Minimum 10, maximum 24 guests. •Payment: Balance due 4 weeks before arrival. •Check-in: from 5pm. •Check-out: by 11am. Early/late access must be agreed in advance and may incur a fee. •Pets: No pets allowed 2. Damage & Cleaning Deposit •£200 refundable deposit required to cover cleaning or damage. •Refunded if the property is left clean and undamaged. •SIC schools and youth groups are exempt but must pay for any extra cleaning if required. 3. When You Arrive •A responsible adult (21+) must check in. •Two adults over 21 must stay on site. •Provide guest list on arrival for fire safety. 4. What’s Provided Electricity, heating, Wi-Fi, cleaning materials, basic kitchen equipment, mattress covers, bottom sheets, hand towels, washing/drying facilities, iron, and board. 5. What You Bring Bedding, pillows, bath towels, food, and any specialist cleaning materials. Optional Bedding Pack Hire: £20 per person for full period of stay (includes duvet, covers, pillow, and towel). Request on your booking form. 6. During Your Stay – Inside •Maximum 24 people upstairs. •Keep the Centre clean and sort waste into provided bins (general / paper / plastic & metal). •Food only in kitchen/dining area; crafts in conservatory. •Remove dirty footwear indoors. •No smoking or vaping inside; use outdoor metal bucket for cigarette ends. •Report any breakages. •Lock doors and windows when leaving. •Call-out fee (£20) may apply for negligence (e.g., locked out). •Follow fire and safety instructions at all times. •Voxter is not liable for personal belongings. 7. During Your Stay – Grounds •Camping, caravans or campervans only by prior agreement and as part of a full-centre booking. oTents: £12 per night (plus per-person rate). oCampervans: £15 per night (no power hook-ups). •No public camping. •Avoid damaging grass, trees, or fences. •No open fires without permission (beach fires only below high-water mark using driftwood). •Keep gates clear for farm vehicles. •Respect neighbouring crofts and livestock. •The nearby woods are accessed across working farmland – take care and keep dogs under control. 8. Departure Before leaving, please: •Leave rooms clean and vacuumed. •Place used linen/towels in the laundry room. •Clean kitchen, put away crockery and pans, remove unused food. •Empty and sort all bins; recycle glass at Brae Co-op. •Note any damage. •Close windows, switch off lights, lock doors, and return key to keybox. Failure to meet these conditions may result in part or full loss of the security deposit. Short-term storage for luggage can be arranged with the caretaker (at guests’ own risk). 9. Cancellations •Less than 4 weeks: No refund unless the booking can be re-filled. •Initial non-refundable deposit paid may be able to be transferred to a different date at the discretion of the committee. •Voxter Outdoor Centre reserves the right to cancel bookings in exceptional circumstances (e.g. safety or maintenance issues); full refund will be given in such cases.

FIRE AWARENESS INSTRUCTIONS It is the duty of the main contact person of any group visiting Voxter Outdoor Centre to ensure all guests are aware of the contents of this document and that all of the Fire Instructions detailed below are followed. Upon Arrival at the Centre •Ensure everyone in the group is familiar with these Fire Awareness Instructions •Familiarise yourselves with the fire escape routes, ensuring all corridors and fire exits are clear of obstructions •Familiarise yourselves with the location of all fire safety equipment and alarm call points and keep access to them clear at all times. Fire Evacuation Instructions If you Discover a Fire: 1.Raise the Alarm by breaking the glass of the nearest fire alarm call point These are located: •At the top of the stairs •At the Front and Rear Doors as you exit the building 2.Evacuate the Building. Leave the building by the nearest available exit 3.Only attempt to tackle the fire using the fire safety equipment provide if it is safe to do so. Do not take any risks to your personal safety. If you Hear the Fire Alarm: 1.Evacuate the Building. Leave the building by the nearest available exit 2.Proceed to the Assembly Point in the Car Park at the Rear of the Centre 3.Perform a Roll Call to ensure everyone has safely evacuated. A clipboard with a Fire Roll Call template is located by the rear exit. 4.Call the Fire Brigade. It is the responsibility of the Main Contact Person to ensure the Fire Brigade are notified. Please note that as there is no mobile phone signal at the centre you will need to either: a)Raise the alarm at one of the neighbouring houses b)Or Drive to a location with a mobile phone signal 5.DO NOT Stop to Collect Personal Belonging 6.DO NOT Re-Enter the Building until authorised to do so Fire Safety / Prevention For the safety of everyone staying at the centre and to prevent false alarms we request all guests follow the rules listed below: •Do Not Tamper with Any Part of the Fire Detection and Alarm Equipment oThis includes attempting to cover or deactivate smoke alarms oDoing so will activate the fire alarm which will need an electrician to attend to reset. oAny call-out fees will be charged to the group if they’re the result of tampering. •No Smoking Inside Voxter Centre. This includes the use of e-cigarettes. •Keep Fire Doors Closed. Do not wedge or prop open at any time. •Do Not Cover Emergency Lighting. (This includes in bedrooms) oEmergency lighting is a safety requirement and covering may negate our insurance •No Naked Flames. oThe multi-fuel stove in the sitting room must only be lit using smokeless fuel or logs. oThese can be purchased in the Co-op store in Brae. oDo not put anything else into the fire to burn. o If you use the fire, ash should only be placed in the bucket on the hearth when it has completely cooled down, then removed to the metal bin outside the by the wheely bin. oLit candles (naked flames) must not be used upstairs at any time and must not be left unsupervised on the ground floor. Battery operated LED candles are preferred. •Do not leave Electrical Equipment Operating Unattended oChargers for mobile phones, laptops, e-cigarettes, cameras or any other rechargeable items must not be left unattended in bedrooms when in use oKitchen appliances should not be left unattended when in use. oDo not leave the washing machine or drier running when you leave the building oAll electrical appliances (except the fridges/freezer) should be un-plugged when the centre is left unattended •Barbeques are allowed only where: oThey are off the ground and will not damage the grass or building oAre not to be taken into the building or garage while still alight, or recently extinguished. •None of the rooms on the ground floor are to be used as bedrooms. Fire Safety Equipment Fire Alarm System Control Panel This is located in the Conservatory. The instructions for this are provided and include a diagram showing the locations of all Alarm Call Points, Fire Alarms and Smoke and Heat Detectors in the building.
