WELCOME TO VOXTER OUTDOOR CENTRE 

 

THE IDEAL BASE FOR YOUR GROUP ACCOMMODATION & EVENT IN SHETLAND.

 

Surrounded by farmland and rolling hills, a small dense wooded forest and a shallow inlet from the sea, Voxter House is an ideal spot for exploring the Shetland environment and for many outdoor activities.

Voxter Outdoor Centre was bequeathed to the Shetland people by it's last owner, Robbie Hughson.  It had spent most of its life as a Church of Scotland Manse and glebe.  It is now run by a small committee of volunteers who’s aim is to look after this valuable community asset, and ensure locals and visitors make the most of its potential as a base for exploring the natural surroundings and making the most of Shetland's culture and heritage.

This old Manse is nestled in the valley at Voxter, just to the North of Brae in Shetland, and has its own grounds.

Mobile coverage in the area is poor, but free Wi-Fi in the Centre is good.

There is a landline in the hallway for emergency use.

Outdoor Space

Voxter Outdoor Centre can sleep up to 24 people upstairs.

There are two 6-bed dormitories and one 8-bed dormitory as well as two 2-bed rooms with en-suite showers and toilets. Each bunk bed is supplied with a mattress protector and a  bed sheet.

There are more toilets and showers on the ground floor.

 

We are now in a position to supply a bedding pack for hire. This includes a duvet with cover,

a pillow with protector and cover, and a bath towel.

The cost to hire this pack is £20 per person per visit. Note on your booking form if pack is needed.

Those who do not want to hire a pack may,of course, bring their own bed linen.

There is a fully equipped kitchen. Adjacent to this is the dining room. This can double up as classroom or crafting area. There is a comfortable lounge which can also be used for indoor activities.

 

The conservatory room can be used for messier activities, washing, drying and as a bootroom.

Hire of the centre gives you access to the walled garden and the grassed area adjacent to the centre. The wooded area is accessible at all times.

There is a small car park to the rear of the centre.

Extra guests can camp on the grounds as part of the venue hire.

Please read our Terms and Conditions which are on this website.  Your booking will be confirmed once we receive your booking form and deposit.

 

2025 Prices.

Minimum Centre hire is £200 per night with a 3-night minimum stay (£600 minimum).  This covers up to 10 guests staying in the Centre.

Additional guests may stay in the Centre, up to a total of 24 guests, at a charge of £20 per person per night.

There may be possibilities for shorter bookings at the discretion of the Committee, especially in off-season. 

Day hires, shorter stays, and reduced pricing is available for local schools and youth groups, at the discretion of the Committee. 

We respectfully ask that all groups leave the premises clean and tidy.

​Security Damage Deposit

Due to a few groups not respecting the building, and leaving it in an unacceptable condition, we have, with much regret, decided that we need to charge a

cleaning/ damages deposit of £200. 

This deposit will be payable with your final balance, then immediately refunded to your original form of payment, if everything is in good order after your visit.

Camping

There is space in the grounds for camping.  Tents and campervans are only accepted when booked in conjunction with the hire of the whole venue.

Tents are charged at £12 per tent per night. Campervans are £15 per night. 

At present, we have no hook-up power points for Campervans.

So many of you have benefitted from what this amazing building has to offer. 

Now we ask you to give something back, so future generations can have the same opportunities.​

Our building is tired and in need of TLC so we need funding and volunteers to help us get back on our feet. 

 

We have a BIG target of £60k and lots of jobs, big and small.

UPCOMING PROJECTS

These two Important major projects are on our radar once we have funds, plus appropriate planning permissions:

1/ Replace the old single glazed sash windows with double glazed sash windows to improve energy efficiency

2/ Rebuild part of the ground floor to add an accessible bedroom and improve venue access, making our centre available to all.

PRIVACY,TERMS & CONDITIONS

TERMS AND CONDITIONS OF HIRE : for VOXTER OUTDOOR CENTRE 2025 By submitting the booking form, you agree to abide by the following conditions: Booking the Centre A booking will only exist once we have received your booking form and deposit, and you have received confirmation by email. Minimum of three-night stay is now in place for peak period (April though to end of October). The charge is £20 pp per night. There is an exception for SIC Schools and youth groups, to be confirmed at the time of booking. Shorter Bookings are available during off-peak periods, and occasionally in peak periods, at the discretion of the Committee. Full payment is required at least four weeks prior to hire starting. Check-in is from 5pm. A caretaker will meet you at the property and do a handover. Contact details for the caretaker will be provided and we request that you co-ordinate your arrival time with them. Check-out is at 11am. Early check-in, or late check-out must be agreed in advance, is at the Centre’s discretion, and may incur additional charges. Numbers of people booked is a minimum of 10 and a maximum of 24. If you are unsure of exact numbers when booking you must make us aware of this. Security Damage Deposit We now have a cleaning/damages deposit of £200 in place. This decision has had to be taken because of a few guests leaving the house in an unacceptable state of tidiness and cleanliness. This deposit will be shown in your invoice and will be returned, in full, to your method of payment, once the House is found to be in good order after your stay. SIC Schools and Youth groups do not need to pay this deposit but do need to agree, as part of these Terms and Conditions, that they will be liable to pay for any extra cleaning costs incurred if the property is left in a poor condition. When You Arrive A designated responsible person must be present at check-in. Ideally that should be the person making the booking. Of those staying at Voxter, at least two people must be over 21 years of age. Exact numbers and details of all guests must be provided upon arrival for fire safety. What we supply: •Electricity, Wi-Fi, water and heating •Standard cleaning materials and equipment for your use during your stay •A range of simple catering equipment, plates, cutlery, etc •Covers for mattresses and a bottom sheet for each bed used. •Hand and tea towels are available •A washing machine, drying facilities and standard washing powder •Iron and ironing board What you supply: •Own bedding, sleeping bags, pillow and pillow cover, and other such personal items •Bath towels •Own food stuffs •Any specific cleaning and/or washing materials to meet your needs Bedding Packs for Hire •We now have bedding packs for hire. These each have a duvet, duvet cover, Pillow, pillow protector, pillow cover, and a bath towel. These are freshly laundered then vacuum packed for each use. The pack costs £20 to hire for your entire stay. •Please show on your booking form if these packs are required. During Your Stay – In the Centre Numbers of people in the upstairs sleeping area at Voxter must not exceed 24 at any time, irrespective of whether they are resident or not. Keeping the Centre reasonably clean and tidy is expected of all guests whilst at Voxter. •All waste must be disposed of in the bins provided. The bins are clearly marked as “General waste”, “Paper Only” and “Plastic and Metals” These must be adhered to, otherwise we will have to hold back some of the Damages/Cleaning deposit to cover our extra uplift by the Council. •Food is to be kept in the kitchen / dining area. No food upstairs or in the sitting room please. •Messy crafting activities to be carried out in the conservatory area. Soiled outdoor footwear such as walking boots, wellies or similar wet footwear must not be worn in the main house and should be removed in the entry area. If using Voxter Wellies these should be cleaned at the end of your stay. Pets are not allowed in the building or gardens. The local crofter has working dogs which run free under his supervision. Please understand that these are not pet dogs and should not be approached. Noise should be kept to a minimum, taking especial care round livestock, and late at night. Insurance for your belongings is advisable. We accept no liability for your personal possessions if they get lost or damaged while you are staying at Voxter House. Security is important. Despite living in a quiet, rural area you must lock doors and windows whenever you leave the building. A Call-Out fee of £20 will be applied if a Voxter volunteer or member of staff has to attend Voxter House due to carelessness / negligence (e.g. guests locking themselves out). Health and Safety is important to us, and we endeavour to provide a safe place for your stay. The person / group hiring Voxter are responsible for acting in a safe manner and following the attached Fire Awareness Instructions and any other instructions provided by the staff or volunteers at Voxter. During Your Stay – In the Grounds Camping in tents, motorhomes or caravans is only allowed where Voxter staff deem it suitable, when it is part of a booking of the entire centre and is agreed through the booking service prior to arrival. The cost per tent is £12 per night, in addition to the per person charge for accommodation. At present, we have no hook-up power points for motor homes /camper vans. The cost per night is £15 per campervan, in addition to the per person accommodation charge, and must be paid along with the balance of the main booking at least two weeks before your booked dates. There is no public camping allowed in the grounds. Damage to grass, walls, fences and trees must be avoided. Any directions from caretaking and groundskeeping staff on access to areas in the grounds must be followed. Please do not climb on the ancient stone walls. Open fires are not allowed within the grounds without permission of staff. A fire may be set on the beach below the high-water mark using driftwood from below the high-water line. Anything above the high-water mark may not be used, as it belongs to whoever put it there. Cigarettes must not be smoked inside of the building. Cigarette buts must be put into the metal bucket beside the front door and not left on the ground. E-cigarettes must not be used within the building. When parking, you must leave the gates clear for farm vehicles. Please be considerate of our neighbouring crofts by following the country code, recognising that other people’s property has a value and should not be touched – this includes peat stacks, boats, moorings, feed buckets, and anything else you may find. The woods located above Voxter House are open to the public, however, please be aware access requires crossing a working farm. Please be aware of any livestock which may be present and farm machinery which may be in use. Please keep in mind, when crossing to the woods, that the crofter has working dogs which should not be approached. When You Leave Short term storage of equipment and belongings can be arranged with the Caretaking staff if required. This is for guests catching a ferry or flight later in the day after checking out. Your items will be secured in the garage, but all items are left at your own risk. When you leave, we expect that: •Hard floors have been swept •Carpets have been hoovered •Used Sheets, hand towels, shower mats and tea towels have been placed in the conservatory ready for washing •All items form bedding pack should be placed in the conservatory ready for washing. •Kitchen sinks are well rinsed and free from grease •Utensils and equipment are clean, returned to storage and worktops wiped •Fridges and cupboards emptied of perishables •Bins are empty, all rubbish appropriately sorted, and put into correct wheelie bins outside •Glass waste disposed of at the bottle bank at the Brae Co-op If we believe the Centre is left in such a poor state that our caretakers and cleaning staff must do beyond what we believe is reasonable, we will have to hold back some, or all, of the £200 Security Damage Deposit. Breakages must be reported promptly to caretaking staff. We reserve the right to charge for replacement where we believe it is not through natural wear and tear. Breaking these rules will see you asked to leave, and future bookings from any members of your group will be refused.

FIRE AWARENESS INSTRUCTIONS It is the duty of the main contact person of any group visiting Voxter Outdoor Centre to ensure all guests are aware of the contents of this document and that all of the Fire Instructions detailed below are followed. Upon Arrival at the Centre •Ensure everyone in the group is familiar with these Fire Awareness Instructions •Familiarise yourselves with the fire escape routes, ensuring all corridors and fire exits are clear of obstructions •Familiarise yourselves with the location of all fire safety equipment and alarm call points and keep access to them clear at all times. Fire Evacuation Instructions If you Discover a Fire: 1.Raise the Alarm by breaking the glass of the nearest fire alarm call point These are located: •At the top of the stairs •At the Front and Rear Doors as you exit the building 2.Evacuate the Building. Leave the building by the nearest available exit 3.Only attempt to tackle the fire using the fire safety equipment provide if it is safe to do so. Do not take any risks to your personal safety. If you Hear the Fire Alarm: 1.Evacuate the Building. Leave the building by the nearest available exit 2.Proceed to the Assembly Point in the Car Park at the Rear of the Centre 3.Perform a Roll Call to ensure everyone has safely evacuated. A clipboard with a Fire Roll Call template is located by the rear exit. 4.Call the Fire Brigade. It is the responsibility of the Main Contact Person to ensure the Fire Brigade are notified. Please note that as there is no mobile phone signal at the centre you will need to either: a)Raise the alarm at one of the neighbouring houses b)Or Drive to a location with a mobile phone signal 5.DO NOT Stop to Collect Personal Belonging 6.DO NOT Re-Enter the Building until authorised to do so Fire Safety / Prevention For the safety of everyone staying at the centre and to prevent false alarms we request all guests follow the rules listed below: •Do Not Tamper with Any Part of the Fire Detection and Alarm Equipment oThis includes attempting to cover or deactivate smoke alarms oDoing so will activate the fire alarm which will need an electrician to attend to reset. oAny call-out fees will be charged to the group if they’re the result of tampering. •No Smoking Inside Voxter Centre. This includes the use of e-cigarettes. •Keep Fire Doors Closed. Do not wedge or prop open at any time. •Do Not Cover Emergency Lighting. (This includes in bedrooms) oEmergency lighting is a safety requirement and covering may negate our insurance •No Naked Flames. oThe multi-fuel stove in the sitting room must only be lit using smokeless fuel or logs. oThese can be purchased in the Co-op store in Brae. oDo not put anything else into the fire to burn. o If you use the fire, ash should only be placed in the bucket on the hearth when it has completely cooled down, then removed to the metal bin outside the by the wheely bin. oLit candles (naked flames) must not be used upstairs at any time and must not be left unsupervised on the ground floor. Battery operated LED candles are preferred. •Do not leave Electrical Equipment Operating Unattended oChargers for mobile phones, laptops, e-cigarettes, cameras or any other rechargeable items must not be left unattended in bedrooms when in use oKitchen appliances should not be left unattended when in use. oDo not leave the washing machine or drier running when you leave the building oAll electrical appliances (except the fridges/freezer) should be un-plugged when the centre is left unattended •Barbeques are allowed only where: oThey are off the ground and will not damage the grass or building oAre not to be taken into the building or garage while still alight, or recently extinguished. •None of the rooms on the ground floor are to be used as bedrooms. Fire Safety Equipment Fire Alarm System Control Panel This is located in the Conservatory. The instructions for this are provided and include a diagram showing the locations of all Alarm Call Points, Fire Alarms and Smoke and Heat Detectors in the building. Report any issues with the Fire Alarm System to Theresa Moreland on 07826503467 Fire Fighting Equipment There are fire extinguishers in the following locations: 1.The kitchen 2.Entrance porch 3.Front hallway 4.Upstairs hallway 5.There is a fire blanket located in the kitchen.
